- Each checklist item is rated on a 0–5 integer scale: 0 = Failed/Absent, 1 = Very Poor, 2 = Poor, 3 = Fair, 4 = Good, 5 = Excellent.
- Category weights reflect industry-standard inspection priorities: structural and mechanical systems are weighted highest (25% each) due to repair cost and safety impact.
- Safety & Compliance is weighted 20% in line with HUD and FHA habitability standards.
- Any item scoring 0 or 1 is flagged as a critical deficiency requiring immediate attention.
- Scoring methodology is consistent with ASHI (American Society of Home Inspectors) and InterNACHI inspection standards.
